01. Planning & Concept Development
We manage the entire project lifecycle from initial concept to final completion. Our process begins with a comprehensive analysis of site conditions, spatial programming, and the necessary regulatory roadmap. We define the design intent, material palettes, and floor plans while establishing a realistic budget and timeline for the full scope of work.
02. Regulatory Governance & Permitting
Navigating the complexities of NYC construction is a core component of our oversight. We manage all required municipal filings, including Department of Buildings (DOB) permitting and Landmarks Preservation Commission (LPC) approvals for protected properties. By coordinating with expeditors and engineers early, we ensure the project is technically compliant and administratively cleared for construction.
03. Hands-On Construction Management
We provide active, on-site leadership through final turnover. We direct all consultants to produce precise architectural diagrams and visual mood boards, reviewing shop drawings in real-time with specialized trades. By maintaining a constant physical presence and resolving technical field conditions immediately, we prevent delays and ensure the finished residence is delivered to our professional standards.
